Do You Need Building Regulations for a Conservatory Roof Replacement?

If your conservatory feels like a sauna in July and a walk-in freezer in January, you are not alone. Millions of homeowners find themselves abandoning these light-filled spaces because outdated glass or plastic roofs simply can’t handle the weather.

Replacing your conservatory roof is hands-down the most effective way to turn an uncomfortable room into a cozy, year-round living area. However, before you start picking out materials, one vital question pops up: do you actually need Building Regulations approval to replace a conservatory roof?

The short answer is it depends on the roof type you choose.

The Benefits of Replacing Your Conservatory Roof

Upgrading your conservatory roof provides significant practical and financial advantages for your property.

Year-Round Temperature Control: Advanced roofing materials reduce heat loss in winter and limit solar heat gain in summer, maintaining a stable indoor temperature.

Improved Energy Efficiency: Superior insulation prevents heat from escaping, lowering your overall heating requirements during colder months.

Enhanced Acoustic Insulation: Modern solid and high-performance glass roofs significantly reduce external noise levels during rainfall compared to traditional polycarbonate panels.

Increased Property Value: Converting a temporary space into a fully functional, well-insulated room adds usable floor space and appeals to potential buyers.

When You Might Be Exempt from Building Regulations

Traditionally, conservatories have been exempt from standard building control requirements, provided they meet specific structural and dimensional criteria:

  • The internal floor area is under 30 square meters.
  • The structure is built at ground level.
  • Independent heating controls and thermal doors separate the conservatory from the main dwelling.
  • At least 75% of the roof area is composed of translucent or transparent materials.

If you are replacing an existing polycarbonate or single-glazed roof with like-for-like high-performance glass, the installation generally remains within these exemption guidelines.

When You Need Building Regulations Approval

Approval from Building Control is required whenever you alter the fundamental structure or weight distribution of the roof.

If you transition from a translucent material to a solid, lightweight tiled or slate roof, the legal requirements change. Because solid roofs introduce different weight loads and insulation thresholds, local authorities must verify that the structure remains safe, stable, and energy-efficient.

Types of Roofs: Options & Permissions

Roof Type Building Regulations Required? Key Structural Consideration
Polycarbonate (Like-for-like) Rarely Minimal weight change; direct replacement.
High-Performance Glass Usually Exempt Slightly heavier; existing frame capacity should be verified.
Hybrid (Glass Panels + Solid Elements) Case-by-case Requires assessment of overall weight and light levels.
Solid Tiled / Slate Roof No Adds structural load; building regulations and structural checks may apply depending on the circumstances.

Considerations for Solid Roof Conversions

Solid tiled roofs are an increasingly popular choice because they give the internal space the feel of a traditional brick extension.

Because tiles add structural weight to frames originally designed for lighter materials, Building Regulations approval may be considered, but it is not mandatory. Homeowners may choose to obtain approval and have the relevant structural and thermal considerations assessed. Alternatively, indemnity insurance may be available to provide cover for the existing conservatory roof.

Where Building Regulations approval is sought, building control may assess factors including:

Structural Integrity: Ensuring the existing vertical frames, window headers, and foundations can support the additional weight load safely over time.

Thermal Performance: Verifying that the insulation levels meet the applicable statutory U-value requirements.

Moisture and Ventilation Management: Confirming that appropriate ventilation paths are included to help prevent interstitial condensation within the roof timber frame.

Professional installers who utilise pre-approved roof systems (such as LABC or JHAI certified frameworks) can assist with the approval process where the homeowner chooses to pursue Building Regulations approval and can provide relevant documentation upon completion.

A very efficient first rate service. The team stripped off the old polycarbonate roof, custom made a new framework, insulated it and replaced the roof with 'tiles'. A day or two later a chap plastered the new ceiling. We were so impressed with the whole operation and how streamlined it was, but even more so with the finished room. We have achieved exactly what we wanted and we love it!

From the moment the representative came and quoted me a price and the work involved I was pleasantly surprised at the price and agreed instantly. On the fitting day the two chaps arrived on time and after discussing plans with me they got straight to work. Adam(Lukasz) and Sol(Smart)worked together as a team and the roof appeared before our eyes in hours. Finally the finish they achieved and the care taken was of a high standard. Lastly although I said I would clear up they insisted and left the garden as they found it. Many thanks to all involved

STUNNING TRANSFORMATION. Had a large P shape conservatory with a Poly sheeted panel roof which were coming to the end of their life, for years had been having companies arrive and push for a sale, in early May a new "Checkatrade" leaflet arrived and Nu-Look name took my eye. Salesman Gavyn came with samples to show construction, liked what we heard so went with Nu Look, next step Matt the surveyor approved the build agreeing it could go a head. Week of build weather looked horrendous but it held off, Gareth and Archie arrived and what professionals they were, turned up on time and made sure all materials were on hand to complete the work. They needed to deconstruct and construct framework to allow the electrical work by "Dixie" and plastering by Brett and Darren to go a head, watching Gareth cut those angled sections more so for the valley was outstanding, such a craftsman and Archie was kept on his toes. Same with Brett and Darren outstanding plaster work and gave great advice when to paint ceiling due to hot weather, Dixie finished LED lighting. We also went for building control which Nu -Look deal with via Stroma. Must not forget Emily in the office, any issues she was on it. We opted for the £100 deposit on agreement and the Novuna finance route, which we paid off soon after with an additional cost of £29 to do so, great finance company, web site and communications excellent. We had a conservatory and now have a garden room and already in these very hot conditions we feel a difference much more comfortable, so if you are thinking about replacing those poly sheets give NU-Look a call, glad we did. Thankyou all from Roger and Sandra.

We recently had a new tiled conservatory roof fitted by Nu-Look and we couldn’t be happier with the result. From start to finish all the staff were friendly and helpful. The salesmen was not pushy, he gave me a honest opinion on what needed doing and didn’t try to oversell. I would highly recommend Nu-Look to anyone that is looking to upgrade there conservatory roof to a tiled one. It’s made such a difference especially that we have been able to use it during this heat wave.

Excellent company. This is a great company wth a great product. I wanted to insulate my conservatory roof. I had several companies around to quote for the work. Nu-Look were the only company where the representative took time to listen to what my problem was and discuss a proposed solution. All the others simply tried to press a product on me without listening to the customer. Additionally all the other companies offered their “solution” at ridiculously high prices. If you want a builder who listens to his clients problem and proposes a solution that meets the client’s needs not theirs then use Nu-Look for unparalleled quality and value for money. Following my acceptance of the quote I was visited by a very professional surveyor who was like every other person associated with the company being polite and keen to answer any questions I had. When the tradesmen arrived they were bang on time. They undertook the installation quickly and to a high standard. They were professional and polite throughout. I would recommend Nu-Look without hesitation. Jeremy M - Milton Keynes
